The Abuja real estate market is witnessing a new wave of activity as developers shift focus to Pyakasa, a fast-growing suburb along the Airport Road corridor. Several real estate firms have launched aggressive promotions on land for sale, with up to 50% discount on plots as developers seek to capitalize on increasing demand from middle-income and diaspora buyers.

Land Prices Slashed as Developers Compete

Leading the charge is Neft Properties, which recently unveiled its Meridian City estate in Pyakasa. The firm is offering a 50% presale promo, slashing prices across all plot sizes:

  • 180 sqm (2-bedroom terrace + BQ): ₦3.7 million (from ₦7.4 million)
  • 250 sqm (4-bedroom terrace): ₦5 million (from ₦10 million)
  • 600 sqm (5-bedroom detached + BQ): ₦12 million (from ₦24 million)

The estate features a gated layout, paved roads, drainage systems, green areas, and 24-hour security.

Urban Homes Also Rolls Out Promos

In a related move, Urban Homes has introduced new pricing for its Avalon City estate, also located in Pyakasa. While prices were reviewed upward earlier this year, the company is still offering up to 50% discount for early buyers:

  • 180 sqm: ₦3.3 million
  • 250 sqm: ₦3.8 million
  • 500 sqm (for 4-bedroom duplex): ₦5.5 million

The company also charges a ₦1 million documentation levy per plot.

Other Estates Join the Push

Other notable developments in Pyakasa include:

  • Wealth Estate by Shelter Gold Corporate Limited, offering plots with FCDA-approved Right of Occupancy. The estate boasts paved roads, electricity, and full infrastructure.
  • JP Estate Pyakasa, marketed by Julnancypaul Nigeria Ltd, is offering 500 sqm plots ideal for 4-bedroom duplexes, with proximity to the Abuja Technology Village cited as a major draw.
  • Jaswill Avalon City Estate, listing 250 sqm residential plots at ₦2.5 million outright. Titles include Certificate of Occupancy, and infrastructure covers drainage, water, and electricity.

Infrastructure Expansion Fuels Demand

The recent award of the Pyakasa-Kabusa Road construction contract by the FCT Administration has further boosted investor confidence. Once completed, the road is expected to ease access to Pyakasa from key areas such as Lugbe, Lokogoma, and Galadimawa, accelerating the pace of development in the area.

Authorities Warn of Scammers

Despite the growing opportunities, the Economic and Financial Crimes Commission (EFCC) has issued a strong warning to prospective land buyers. In April 2025, the commission arrested a suspect for defrauding victims by selling fake plots in areas including Pyakasa.

“We urge Nigerians to exercise due diligence when purchasing land. Always verify documents with the Federal Capital Development Authority (FCDA), and avoid cash deals with roadside agents,” said EFCC spokesman Dele Oyewale.
